02 · When is the right time?

A loan isn’t always the answer.
Here’s when it makes sense.

✓ Good times to do it

Your numbers stack upWhy: Lenders want to see the build cost, what it will sell for and your profit.
You have the approvalsWhy: Council approval makes lenders much more comfortable.
You have a builder and a fixed priceWhy: A fixed-price build contract lowers the risk of surprise costs.
You have some of the money yourselfWhy: Putting in your own money shows the lender you’re invested too.

✕ Maybe wait if…

The plans aren’t approved yetWhy: Most lenders want approvals first. Land-only money is harder to get.
Costs are still a guessWhy: Firm up the numbers first. Surprises are expensive mid-build.
It’s your first project and it’s bigWhy: Starting smaller, or with an experienced team, can make it easier to get funding.

Questions people ask.

Do I need to pre-sell units?

Some lenders need it, some don’t. Lenders who don’t usually cost a bit more.

How much of my own money do I need?

It depends on the lender and the project. We’ll give you a realistic idea.

Can a first-time developer get money?

Sometimes, especially for smaller projects with an experienced builder.

What if the build runs over?

Talk to us early. Extra costs change the loan, so it’s best to plan for them.

Can you help me build my own home?

No. We only help with developments done as a business, through an ABN.
